Plans to break ground on a new Henderson hotel are in place for developer Joe DeSimone

The hotel is to be paired with a recently renovated casino
In a recent interview with Eli Segall of the Las Vegas Review-Journal, developer Joe DeSimone detailed his plans to build a hotel to go along with The Pass casino in the same parking lot.
This project is expected to cost about $20m and will provide the casino with a 90-room hotel, coupled with a pool and a wine bar. The hotel itself will be six stories and be partnered with Atwell Suites, a parking garage is already attached to the casino.
In a statement to Segall, DeSimone stated that: “Ten years ago, I don’t think anyone would consider putting a wine bar on Water Street.”
Acquired in 2020, what is now The Pass was formally the Eldorado, owned by the casino chain Boyd Gaming Corp. It was sold to DeSimone who renovated and renamed the casino, and now a hotel will be added.
Developments in the area continue to grow, one of the most recent being the Lifeguard Arena, a practice facility for the Henderson Silver Knights. The Silver Knights are a minor league hockey team that began playing in the 2020-21 American Hockey League season.
The Watermark, a mixed-use seven-story building located nearby is expected to open in the third quarter of 2022. Strada Development Group Co-Founder Tom Wucherer, the firm behind The Watermark, told Segall that more construction will bring more people, stating “It helps everybody”.
DeSimone is the founder of the Henderson real estate firm, First Federal Realty DeSimone. DeSimone told Segall that the plans to break ground on the new hotel should begin in September or October. DeSimone noted that weekends at The Pass are “very strong” and that competition in regards to hotels is nearly non-existent.
